TWO KINDS OF PROPERTY MAINTENANCE:

REACTIVE MAINTENANCE

Reactive maintenance  is characterized by short-term emergency repairs or replacement only undertaken when the components of a property fail.  For instance: Catastrophic roof leaks, burst water pipes, blocked sewers, or electrical fires or dead people. While saving money in the short-term, reactive maintenance inevitably leads to a deteriorating asset with long-term loss in value.

PLANNED MAINTENANCE

Planned maintenance is a planned, proactive, long-term programme designed to preserve and extend the lifespan of components of a property.  For instance, the roof is maintained at regular planned intervals in order to prevent deterioration and roof leaks; water supply pipes and drains are inspected in order to predict and budget for when maintenance or replacement will be necessary in order to forestall failure of the system; the electrical wiring is monitored and replaced before it becomes dangerous.

1. Preservation and enhancement of property value. A comprehensive maintenance programme will preserve and even enhance the value of a property.
2. Better tenant retention. Tenant satisfaction due to good maintenance of the building will result in lower vacancy rates.

HYBRID PV SOLAR AND BACKUP SYSTEM

Hybrid solar systems generate power in the same way as a common grid-tie solar system but use batteries to store energy for later use. This ability to store energy enables most hybrid systems to also operate as a backup power supply during a blackout, similar to a UPS system.

Traditionally the term hybrid referred to two generation sources such as wind and solar but more recently the term ‘hybrid solar’ refers to a combination of solar and battery storage which unlike off-grid systems is connected to the electricity grid.

OFF-GRID PV SOLAR SYSTEM

An off-grid system is not connected to the electricity grid and therefore requires battery storage. An off-grid solar system must be designed appropriately so that it will generate enough power throughout the year and have enough battery capacity to meet the home’s requirements, even in the depths of winter when there is less sunlight.

The high cost of batteries and inverters means off-grid systems are much more expensive than on-grid systems and so are usually only needed in more remote areas that are far from the electricity grid. However battery costs are reducing rapidly, so there is now a growing market for off-grid solar battery systems even in cities and towns.
